Rent or Lease with Us: Our Process Is Easy
At Wiley Properties, we make it easy to rent or lease commercial office space, retail space, warehouse space, and more. Our process is simple, straightforward, and hands-on, right from the start. Tenants get direct access and quick responses, so you can focus on business operations and leave lease details, repairs, maintenance, and building management to us.
Simple Process from the Start
The process of leasing or renting property from Wiley Properties is simple from the beginning. And all it takes is an initial phone call or even a hint of interest in any of our office spaces, retail spaces, warehouses, or aviation hangars. When you see a property you like, here’s how the process works:
- Reach out to leasing agent Mike Wiley at 612.490.7052.
- We’ll meet with you to do a showing and determine if and how the space will work for you.
- We discuss the use of space and potential modifications, including adding office space, adding warehouse space, creating an open floor plan, painting, removing walls, changing out carpeting, and more.
- A lease proposal provides details on tenant improvements to the space, such as what renovations will be made, a breakdown of costs, and who’s responsible for things like utilities, maintenance, and repairs.
- Tenant improvements can be paid for upfront or rolled into the lease.
- Once everything is agreed upon and approved, the lease is signed, and we begin working on improvements.
Upon completion of the tenant improvements, we transfer utilities and hand over the keys. Most spaces are ready within a short period of time for tenants to move in.
Accessible and Responsive Services
Our team makes regular visits to ensure property upkeep and maintenance. Otherwise, tenants are on their own from that point forward—until they need us. We are just a call away . We’re accessible and responsive when it comes to answering questions, providing maintenance, or completing repairs.
